In terms of the physical land, the most important aspect is to ensure that the land is clearly definable. In this regard it is best to have the land fenced but if this is cost prohibitive a method of clearly showing the boundaries of the land is a big advantage. Depending on the size of the parcel for sale this can be done using twine from your local rural wholesaler, coloured flagging or the clearing of boundaries by hand or machine. Most purchasers are impressed and feel secure if survey marks are clearly shown and are new and have the appearance of clearly defining the boundaries relating. It is our opinion that a vendor is in a stronger position if a licensed Real Estate Agent is used. This takes the emotion out of the sale for the vendor and the money saved in agent’s fees can be quite often lost if a vendor is pushed at the point of negotiation.
